The Modro & Company Home Building Process guides families through designing, building, and preserving unique, high-quality homes with seamless project management. Therefore, we ensure a smooth and stress-free experience.
As your builder, we assemble the best team—from realtors to architects—to bring your vision to life. In addition, we uphold impeccable quality, which is why we offer a three-year warranty. Moreover, you can choose ongoing maintenance to extend the life of your home.

When we first meet, we’ll discuss your goals and budget, work to understand your key issues and concerns, review Modro & Company Builder’s approach to designing and building your custom home or business, and ensure that we are aligned so that there are no surprises as the building process advances.

Team & Budget

Once we have a Preconstruction Services Agreement (PSA) signed by all parties, we will meet again to discuss your specific client requirements and wishes and determine the best way to meet your overall budget within the agreed-upon scope of work. Modro & Co’s team members, the architect and interior designer, and you, our client, will attend this meeting.

Modro & Company Builders of CA, Inc. can either assist you with site selection or review the lot that you already own. Either way, the Modro & Co. professionals understand the challenges and opportunities that different lots present. We are experts in topography, maximizing views, solar orientation, natural landscaping, and driveway and utility requirements.

We create a Gantt chart-type schedule for every project, complete with critical path information. The schedule is updated daily to accommodate the inevitable changes caused by weather, unforeseen events, etc.

Budget

A comprehensive budget is created and tracked throughout construction to compare actual costs with the budget. Monthly reviews with the client allow us to adjust as necessary.

Progress Photos
(online daily and emailed weekly)
Our team members take multiple photos, typically 5-10 each day, and post them online. At the end of each week, a status report weather, new change orders, new photos, a summary of work performed the prior week, and what will happen the next week is sent.

We create task lists for clients, the builder’s employees, and subcontractors to keep everyone organized and aware of what decisions or information needs to be obtained.

Created to ease your mind, we are so confident with our process and the resulting high-quality homes we build that we proudly offer a one-year complete home or business warranty, a two-year mechanical warranty, and a five-year foundation warranty on every home or commercial building we build. Our project management software helps us efficiently manage the project before, during, and after construction. On the off chance that you have a need for service after the project is complete, simply log in to the app, snap a photo of the area of concern, and request service. It’s that easy!

Organize your ideas
My purpose for building was to create a space to accommodate my family’s growth. However, I was in a pickle because I needed to stay within a specific perimeter for my lifestyle, but the cost of land kept rising.
When Mike found the land I eventually purchased, I had no idea it was even available—and it was within my budget! I have ZERO time, but Mike and Modro & Company Builders of CA, Inc. took care of everything from start to finish.
What I appreciated most was Mike’s love for California architectural elements. He incorporated crisp, clean lines, sustainable materials, and an architecturally challenging approach to most of the floor plans he helped select.
Modro & Company Builders of CA, Inc. worked diligently with my budget, helped me save on selections, and even cut me a check for staying under budget. A lot of love went into the build, but Mike maintained open communication and never stopped me from investing in a beautiful piece of property.
